Vision Opportunity Fund LP (“VOF” or the ”Sponsor”) is working on the development of VILLAGE 101, a 155-unit, build-to-sell senior living apartment ( the “Project”, “Property” or “VILLAGE 101”). The project is located at Punta Gorda, FL and is situated in an Opportunity Zone (“OZ” ) of the Charlotte County, FL.

VILLAGE 101 is designed to provide seniors with the support and resources they need to live their best lives, with a range of amenities and services that promote independence, socialization and wellbeing. It features a range of modern amenities to make life easy and enjoyable. Fully equipped kitchen, spacious living areas, and high-qualify finishes throughout. The Centers for Disease Control and Prevention

(CDC) reports that 3 million adults ages 65 and

older are treated in emergency departments for

fall injuries every year.

 

With ambient sensor devices, video cameras are

placed strategically in a person’s home to track

their movement. When the ambient sensors

detect a fall, the monitoring service contacts the

person through mobile devices.

Opportunity Funds allow investors to defer and reduce the amount of tax they owe on capital gains. The Tax Cuts and Jobs Act of 2017 contains the following requirements:

  • Opportunity Funds must hold 90% of their assets in designated Opportunity Zone properties or businesses.

  • If used for property purchases, the property must also be improved after the purchase.

  • Investment in a business requires the purchase of stock or a partnership; loans are not valid.
